Wow, it's been busy. I've received a lot of interest from various locations. I have established a partnership with a couple of different custom homebuilders near my place in Greely. Surprising what a cooler of beer on a Friday afternoon does.

We have some pretty good things to offer people who are having their home built. I can get you the best interest rate now, and hold that for a year, while your home is being built. If the rates go down anytime before then, you automatically get the lowest rate.

If anyone is looking at buying, I can get the best rate and hold it for 120 days, so even if you are just starting to look for a new place, or if you mortgage is coming up for renewal before January/February, I can get you a rate.

If anyone is interested in buying or building in the Ottawa area, I have a real estate agent that I've teamed up with. He's been in the business for a couple of years, but still quite keen on getting new clients. I have two 'south end' builders who I know will build awesome homes. One of them built mine, which is why I sought him out to partner up with. After sales service is second-to-none.

Even if you aren't currently in the market, you probably know someone who is. The same "donation" applies as mentioned above.

I keep meaning to update my threads on my various boards, but I've been so busy that I'm afraid I'll get too much business. I wanted to make sure I treat everyone right before I go and get a bunch of clients and not be able to help everyone. Well, it turns out, I can do both.

I'm getting very good at processing the applications now and each transaction is smoother than the last. I still find it hard to fathom how much business I'm generating from the various car clubs that I've been affiliated with.

I've received several contacts through here (you know who you are) and more from the Subaru clubs. It's nice dealing with people who have their finances in order.

I'm thinking I'm going to have to stop the 'donations' that I mentioned earlier. Probably early in the new-year. This is supposed to be the slow time of year, since we're only 3 months back from Christmas. Once January/February hits, people will be shopping for spring posessions and I expect to be super busy.

Basically, this is an extended bump ttt, combined with a reminder to anyone who is renewing, purchasing or wants to refinance to take advantage of the huge jump in property values. I can easily refinance your current home up to 75% of the appraised value so you can upgrade that beast... or whatever people do with money. laugh

Just another bump here for soon to be last call for the rebates mentioned above. I expect to do close to $2,000,000 worth of business by the end of this year. My original goal was to have at least 2 closings by that time. I'll be closer to 15 now.

I'm still trying my best to help everyone that contacts me, so even if you've already been pre-approved, or received your renewal letter from your bank, let me know. There's still time to get a better deal. We still have prime minus .75% which makes a nice variable rate of 3.25%. Think how much you could save.

Interest rates are on the rise. Short-term (variable) prime rate rose across the board a couple of weeks ago from 4 to 4.25%. Long-term rates haven't jumped recently, but it's just a matter of time. We can still do 4.95% fixed for 5-years and we can hold that rate for 120 days. Variable rates are at prime minus 0.75% (3.5%)

If you're renewing or purchasing in the next 5 months, let me know and I'll hold the best rates for you. If you're just shopping around and want to know how much you'll pre-qualify for, I can let you know within an hour.

Now is the time to lock in your interest rates if you are planning on buying in the spring. Most banks will only let you lock a rate for 60 or 90 days. I have lenders that will hold the best rates for 120 and some for up to 180 days. That's 6 months. That brings us up till June!

Our current best 5-year fixed rate is 4.79%. If you're planning on building, I can do construction mortgages. If you are buying a home with a large company such as Minto, Richcraft etc, I can hold rates for A YEAR AND A HALF!!!! I can also do mortgages in Quebec.

If you already own your own home now and have a lot of outstanding short term debt (ie. credit cards, lines of credit, car loans) we may be able to roll that in to your mortgage and pay a nice low variable rate of 3.5%.

If anyone knows of someone looking for a mortgage, I'm offering 'incentives' for the referrals. This can be discussed off-line.

Tis the season to not talk about mortgages, but if you can see four months down the road, then all of a sudden it is the season... Spring posessions and renewals... now's the time.

This just in... For a volume discount, I've been given the opportunity to give my next two (2) approved clients an extra discount on the best rates. Should work out to 1/10%. Doesn't sound like much, till you do the math. $200,000 mortgage for 5 years would put an extra $1040 on your mortgage instead into interest. (This is an approximation and will be different depending on Term, type of payment schedule, variable vs. fixed interest rate etc.)

Unfortunately, I can only offer this to my next 2 clients.

This just in... one of our lenders has dropped their variable rate mortgage to prime minus 0.8%. No other lenders are offering it. That gives a current variable rate of 3.45%. They have very good pre-payment options too.

If anyone is interested, this offer is not going to last long. They won't be offering it for long. You can't 'hold' a variable rate, but you can hold the discount for 120 days. (End of May) Regardless of what prime does, if you get approved through this lender, your interest rate will be prime minus 0.8% for 5 years. (Prime is currently 4.25% and the bank of Canada decided not to change the overnight rates on Tuesday)

Contact me if you are interested. In some cases, it is actually worth it to pay the break penalty to get out of your current fixed rate mortgage to go with a variable. Depends on your risk tolerance. I had a client who was locked into a 10 year, 6.1% rate, he paid the break penalty (~$1000) AND he rolled in his car loan. Even if the variable rate rises by a full percent over the next 5 years, he'll save $20,000!!!! That's a lot of money to give away.

Someone contacted me the other day from this board asking if the 'donations' are still in effect. I had kind of forgotten about them since a lot of my business is coming from referrals from former clients.

So, this is to announce the end of the 'donation' period as of April 1st. I'll be joining forces with a couple of others in Mortgage Alliance and opening up our own office April 1st.

I'll still offer the referral to anyone who contacts me before then, even if your home doesn't close till after that date.

We have lenders offering 4.7% fixed for 5 years and variable rates as low as 3.5% (or Prime minus 0.75%)

Call me or e-mail for details. I'll also likely have a 1-800 number when we get our office as well, so I'll post that number.

Just a note about rates and things... We have a lender offering 5-year fixed rates of 4.65% and a variable rate that works out to prime minus 0.77% on a 5-year term. Prime is still stuck at 4.25% with no signs of it changing anytime soon.

Also, I have a 1-800 paging service, so anywhere in Canada you can have me paged and I'll call you back. No long distance calls for you. Just call 1-877-366-3487 and say you're calling from DSM.

Lots of options for coming up with downpayments too. Call and we can discuss.

The bank of Canada had the chance to change interest rates again last week, but decided to leave them where they are. So the variable rate mortgages are still looking like a good idea. If anyone would like to discuss in more detail, just drop me a line and we'll talk.

Great news for the variable-rate types. Another lender just started the prime minus 0.8% offer. Quality lender with flexible terms. Prime is stuck at 4.25% now, so you can pay down your mortgage very quickly with a 3.45% rate.

Long term rates are on the rise. We've been notified by about 4 or 5 of our big lenders that their 5-year fixed rates are jumping by roughly 0.15%. The US raised their rate and that leads the decision makers to believe that the long term financial forcast is picking up.

The discounted variable rates have not begun to move north yet.

If you have been thinking about buying this summer, jump now while we still have some lenders offering the low 5-year fixed.

5-year fixed rates are like the gas prices... First they go up, then they come down. They've dropped again to where some lenders are offering 4.75%. 4.7% if you are closing or renewing in 30 days.

Just touching base here with some updates on mortgages and rates. The 5-year fixed rates have taken a drop. There seems to be a bit of a bidding war going on, much like what happens at the gas stations. (Or, used to happen at the gas stations.)

Some lenders have lowered their 5-year fixed rate to as low as 4.5%. One has even gone below that for 'quick close' specials, or homes that will close within 30 days. (There are some conditions that apply to that one.)

I have also opened a new office with two partners here in Ottawa. My office phone number is 613-748-3838 x. 223, or you can always reach me on my shoe phone.

I have had lots of interest from here. Some have already purchased, some are still looking.

Looking forward to helping some DSMers get into a home. This is the time to lock in, as I can hold these rates for up to 4 months.

Quick note about rates, some lenders have started increasing their 5-year fixed rates. We still have some that are offering 4.5%, but lenders are like gas stations, when one goes up, they all follow along.

Variable rates may increase by 1/4% in September, depending on what the Bank of Canada decides, but currently they are as low as 3.45%. (Prime minus 0.8%)

Wow, what a busy fall it's been. Sure enough, the Bank of Canada raised the rates back in September by 1/4%. Then, they raised it again in October by another 1/4% and it looks like they're going to go up another 1/4% tomorrow. Our best 5-year fixed rate today is around 4.85%, but that's likely to change in the very near future.

If anyone is still sitting on the fence, now's the time to make the leap. Getting pre-approved is the best place to start, and the rates can be held for up to 4 months. That brings us till April, prime posession dates.

The trend of higher rates is likely to continue. We've been at the bottom for a long time. A lot of people are taking advantage of the low rates while they still can.

Wow, I haven't updated since December....

Unfortunately, rates are still climbing. All except one of our lenders have jumped up now to around 5.5%. But, we still have one offering 5.25% for a 5-year fixed, but I doubt they'll be there for much longer.

If you're thinking about making a move over the next while, you should get something locked in right away. Even if it's not for 5-6 months. Sometimes the rate holds can be extended.

Anyone who has a renewal coming up before November, let me know so we can hold it till then.

Hey guys,

Just thought I'd update my old post. Since I last posted here, my franchise has expanded. I'm up to 20 agents now and spend a lot of time running the company vs. doing mortgages. The plan is to expand again over the winter as we still have more than enough business for all the agents.

Meanwhile, anyone who is looking at buying in the GTA has no doubt heard about the new Land Transfer Tax that Toronto has added. We have just had an announcement that one of our lenders will pay the new land transfer tax, up to a maximum of $15,000 or 1.5% of the purchase price, on any purchase from now up till March 21st, 2008.

If you are buying a new home in that time frame, let me know and we'll see if we can't save you some money. If anyone has any questions about that or anything else, don't hesitate to contact me.

Not sure if anyone knows or cares, but the Bank of Canada dropped their rate. Chartered banks will follow suit within a day or so. For anyone on a variable rate mortgage, this is great news.
